Showcase Cinemas to Anchor Hanover Crossing Redevelopment
Showcase Cinemas will anchor Hanover Crossing, a mixed-use redevelopment located in Hanover, MA. Planned for a 2021 opening, the new location will include 1,000 seats and 10 auditoriums within the 42,500 square-foot space. Along with entertainment, lifestyle and retail tenants, the project has plans that include 297 high-end residential units, forming an amenities-rich “Live, Work, Play” destination experience. David Smookler, Peter Considine, and Ted Gildea represented the tenant in the deal.
Dick’s Sporting Goods to Open at Cape Cod Mall
Dick’s Sporting Goods will open a 46,000-square-foot store at the Cape Cod Mall next summer. The arrival of new retailers is part of a significant redevelopment project at the nearly 50-year-old mall. Peter Considine, Scott Black, and Andrew Murmes represented Dick’s Sporting Goods in the deal.
Hotel Approved at 1241 Boylston Street in Boston
A 184-room hotel with ground floor restaurant space will soon come to 1241 Boylston Street in Boston. The site of the Proposed Project is 21,050 square feet and will include approximately 105,000 square feet of building area and will be eight stories tall. Matt & Nat is Here to Stay in Soho

Smorgasburg Adds Food Trucks to Williamsburg Line-Up
Smorgasburg, New York City’s most popular outdoor food festival, is opening a new location this Friday in Williamsburg. The lineup will feature six food trucks plus a bar and will run every Friday this summer from noon to 9 p.m.

Dartmouth Sells Land to Hotel Developer in North Attleboro, MA
Located 2 hours south of Boston, MA and 1.5 hours north of Providence RI, The Dartmouth Company sold 240,000 SF of excess property to a hotel developer for $1,220,000. The parcel on 57 Draper Avenue is adjacent to the newly renovated Showcase Cinema, directly on Route 1, just off Interstate 295. Peter Considine and David Smookler represented the seller, National Amusements, Inc. and has completed over 7 transactions for NAI. Dartmouth continues to market another 2 acre parcel north of the cinema.
Life Time to Bring Luxury Health and Wellness Club to One Wall Street
Life Time has signed a deal to bring its luxury health and wellness club to One Wall Street in the Financial District of Manhattan. The 74,000-square-feet club will be the company’s largest space in NYC and among the biggest health and wellness spaces in the City. The new club is expected to open in 2020 and will span four floors. The space will offer group fitness, training, a kids academy, LifeCafe, LifeSpa, and more. Big Night Live and Live Nation to Open Concert Club
Big Night Entertainment and Live Nation will open a $25 million 40,000-square-foot concert hall next fall at the Hub on Causeway project, now under construction alongside TD Garden. The venue called “Big Night Live” will accommodate 2,000 people and offer a 200-seat Mexican restaurant. The Dartmouth Company represented Big Night Entertainment in the transaction.

Brothers Marketplace has signed a long-term lease for 20,000 square feet of retail space at Duxbury Plaza in Duxbury, Massachusetts. The market will feature a handpicked selection of fresh foods, local products, prepared meals, full service catering, and grocery essentials and is set to open in Summer 2019. The specialty market has existing locations in Medfield, Waltham, and Weston, Massachusetts.
Everbrook Academy Inks Two Deals in NJ
A new division of Learning Care Group, Everbrook Academy, has signed two leases in Closter, NJ and Holmdel, NJ. The corporately-owned daycare centers offer cutting-edge child care technology with STEAM, hands-on learning experiences in science, technology, engineering, the arts and mathematics. The two locations will be the first Everbrook Academy’s in the state.
Indochino To Open on Madison Avenue
Indochino, the global leader in made to measure apparel, is opening its third Manhattan location. Indochino will be joining fellow online retail upstarts, Jack Erwin, Untuckit and Bonobos at The Feil Organization’s 488 Madison Avenue. The establishment of brick-and-mortar stores by online retailers follows a growing trend of “clicks to bricks”. Indochino also operates two additional Manhattan locations in Soho and the Financial District with a total of 34 Showrooms across the US and Canada.
Starbucks Signs on to Join Chappaqua Crossing in Northern Westchester County
Starbucks is joining northern Westchester County’s newest development, Chappaqua Crossing. The coffee retailer has signed a lease for a 2,079-square-foot free-standing space that will feature a drive-thru and is expected to open Winter 2019. Chappaqua Crossing is a 120,000-square-foot retail development offering an upscale shopping and dining experience anchored by the first Whole Foods Market in Northern Westchester and the second Life Time Athletic in Westchester County. Life Time Inks Dumbo Heights Deal
Life Time has leased 77,000 square feet in Dumbo Heights at 85 Jay Street. When Life Time opens there in 2022, it will occupy multiple floors that will feature an expansive fitness center, a regulation-sized basketball court, a LifeSpa and salon, its healthy Lifecafé and its Life Time Kids Academy along with other amenities. Joe Mastromonaco and Fritz Kemerling represented Life Time in the deal as well as at One Wall Street, where the deal took first prize as the Real Estate Board of New York’s retail deal of the year.
Chipotle Opens Mount Kisco Location
Chipotle will soon open a new Westchester County location at Mount Kisco Commons shopping plaza. The location is expected to open July 31st and will serve typical Chipotle items such as burritos, burrito bowls and tacos as well as salads, vegetarians bowls and vegan bowls. Regular hours will be 10:45 a.m. to 10 p.m., seven days a week.

The 45,000-square-foot market will anchor the center that will include both regional and local boutiques. Dartmouth has completed the pre-leasing of Vita Jamaica Plain prior to the Fall 2019 debut. Residents will enjoy a complimentary two-year membership to the 14,000-square-foot on-site Planet Fitness. To add to the convenience of living at Vita, residents will also have access to an on-site ATM and full range of bank services provided by The Cooperative Bank. The Dartmouth Company Handles $51 Million Sale in Boston’s Back Bay
The Dartmouth Company has announced the sale of 341 Newbury Street located in Boston’s Back Bay. The Dartmouth Company exclusively represented the seller and procured the buyer, Gazit, to close the transaction at a sale price of $51 million. The 49,000-square-feet six-story building includes a full basement and is currently leased to Uniqlo and SLT and includes a 98-space parking garage. Uniqlo opened its doors on Newbury Street in the Fall of 2016 with SLT joining late 2017.
Wahlburgers Inks Deal in Hometown of Dorchester, Massachusetts
Wahlburgers opens very soon at the South Bay development (9 District Ave., Boston) in Dorchester, MA. This marks a homecoming of sorts for the Wahlberg brothers who grew up in Dorchester and will now bring their burger chain home, with a 5,000-square-foot restaurant. The Dartmouth Company represented Wahlburgers in the transaction.

Lindt will soon be bringing its irresistibly smooth chocolate to Herald Square. The Swiss chocolatier has signed a deal to open its second location in New York City and join Amazon Books at 7 West 34th Street. Founded in 1845, The Lindt brand is available in 120 countries worldwide and is known for its incomparable, unique taste.
Wisefish Opens Second Location in Tribeca
Wisefish Poké has debuted its second Manhattan location at 412 Greenwich Street. Founded by friends Drew Crane and Bryan Cowan, Wisefish was established out of their mutual love for poké after traveling to Hawaii. Along with poké, the fast-casual serves food like Spicy Tuna Nachos, Crab Salad, and Mochi. They opened their first restaurant in Chelsea in early 2016.

Family-owned Danish clothing company, Bestseller, is relocating from its space in the Garment District to 96 Spring Street in Soho. The company plans to use the space as a showroom to display products to its wholesale clients. Bestseller provides affordable fashion for men, women, and children with a portfolio of over 20 different brands. 96 Spring Street is also home to athleisure brand Alo Yoga offering yoga, fitness apparel, and a coffee bar.
New Deals Inked at Needham Street Village Shops
Deka Lash, Beal Bank, and a dentist office have inked leases for 5,762 square feet at the Needham Street Village Shops. Launched in 2011, Deka Lash, which offers lash extensions, has become one of the fastest growing brands in the country. This is their first studio in the Metro Boston area. Beal Bank was founded in 1988 and comprises one of the largest private financial institutions in the US.
State & Liberty Opens First New York City Pop-Up
State & Liberty, an American menswear company that sells athletic fit performance fabric menswear, opened its first New York City location at 57 Spring Street in NoLita. The company was founded by two University of Michigan graduates who are on a mission to provide athletes a true fit dress shirt. Former Showcase Cinemas Property Sold in Seekonk, Massachusetts
The former Showcase Cinemas property in Seekonk, MA was sold for $3.7M to R.I. Seekonk Holdings, LLC and will be transformed into a multi-residential and condo development. Peter Considine, David Smookler, and Sugar Smookler were primarily responsible for the sale. Dartmouth has now assisted National Amusement, Inc. with sales of over $60 million of excess land over the past two years with several more transactions in the pipeline. The partnership that National Amusements and Dartmouth has built typifies the client focused strategic approach Dartmouth brings to client relationships.
